The office folks are typically pleasant.
The maintenance staff is inefficient and inept (they can usually be found eating in the work-shed if you have an emergency). The grounds are woefully unkempt. The buildings are dilapidated, although they have done a decent job of putting a passable veneer over the whole thing.
The residents tend to be nice enough, but there is enough trash here that I would definitely not recommend it for families. It is not uncommon to have to dodge dog turds on the sidewalks.
All told, the only reason we stay here is because we know that it is only temporary and it would be too much of a hassle to move. In defense of the manager, she does a good job of communicating with the residents and has been making efforts to raise the calibre of the community in the little ways that are within her power to control.

the location is great aside from the fact that it can be a pain to get into the complex since it's on the access road. The units are pretty old, but in pretty good shape. I have never had a working dishwasher while I've been here ( over a year) despite several maintence requests. There is plenty of parking, but the amount of tree cover requires constant car washes because of bird crap. Definitely not a place for a family. Crime has been an issue. There have been a number of break ins and mgmt seems to have done little about it. They say there is security, but I've never seen a single officer. The laundry was recently upgraded, which is nice, but there are no other amenities to speak of. There are a lot of parties and loud neighbors, so if you are looking for quiet time look elsewhere. I'm a grad student and would attempt to study, but have a difficult time due to noise and mgmt does nothing about it. Mgmt has been pretty rude to me the entire time I've lived here. They took double the amount of rent out of my bank account one month and when I complained, they refunded me the same amount then gave me an eviction notice for not paying rent. When I went to clear up the situation, they blamed me for their mistake. Ultimately, it was resolved, but they handled it very rudely. The rent is pretty cheap, but you get what you pay for. If you're just looking for a place to put your stuff this is a good deal, but get renter's insurance. If you're looking for a 'home', keep looking. The place could be a great complex if mgmt wanted it to be so, but general apathy on their part makes for a below average experience. I can't wait until my lease is up.

This complex is not suitable for families. On our move in date we were in the office for 2 hours before the leasing agent told us the apartment she rented to us was already occupied. She spoke with the manager and told us we could move into a smaller apartment they had available (which was not feasible), and then caved in and told us there was a bigger apartment ready and we could move in there. Mission did pay for all the fees we incurred from their mistake, so that was one thing they did right, I suppose.
The apartments are not insulated well at all and you can hear and smell your neighbors (especially any heavy smokers). We made several complaints about our neighbors noise level to Jennifer after we couldn't resolve the problems our self, and while she always told us she would do something about it, she never did. The noise was so loud it would keep our child awake from the other side of the apartment. We called the police on them and Jennifer still did not do anything about the noise. Most people don't pick up after their dogs and don't have them on leash. The only time Jennifer ever did anything about our neighbor is when their dog (off leash) jumped on our daughter and scratched her face, neck, chest and back. They got a lease violation but it did not change anything because the dog still ran free every time they opened their door.
There were several car break-ins in the 15 months we lived there and their response to it was to close all back entrances and leave the one on 35 open. They also hired security that would occasionally drive through or park in front of the office for a little while. This did not lessen the break-ins in my opinion, and the closed off back exits only inconvenienced us and the rest of the tenants.
There are two pools at the complex yet for most of the summer only one was open (being the pool that was near the office, of course, to show to new residents to encourage move-ins).
The maintenance team are the only ones who I would give 5 stars to. David and his team were always very polite and did their job wonderfully -- that is when they were given the work orders. We would call the leasing office to request various work orders and several times our requests would mysteriously disappear and have to be re-logged weeks after the fact.
Some of the employees would fraternize with tenets, which would not be an issue except that it altered the way other tenets were treated. Our neighbor, for example, was quite popular with the employees of the leasing office because he would quite openly and obviously sell them marijuana. Needless to say, going into the office to file a complaint about our neighbor would be totally ignored if one of these employees were the ones running the office that day.
Trying to get an answer for anything was like pulling teeth and you were always told they would figure it out or call you back. It rarely ever happened, and continued all the way up to the final leg of this miserable journey where we had to bandy with the leasing office and corporate for several days in order to find out when we could expect our security deposit to be returned. Of course, I'm not even going to go into all the hidden fees and surcharges this place tucks into their bills, since you can find that in every single other review of Mission Grace Woods, and I don't want to seem redundant.
Overall, I would not suggest this community to anyone unless they were a single, young, loud person that would not be home often and who wouldn't care about their property being stolen or vandalized.

Thank you for taking the time to share your concerns. I sincerely apologize that you were unhappy in your home and left Grace Woods having had these experiences.
I recognize that your move-in experience was not the best. It was certainly a learning experience for us and we work hard every day to ensure that this does not happen again. I can’t thank you enough for giving us the opportunity to make it right.
Your particular situation with your neighbors was unfortunate. Your concerns were addressed and this resident no longer lives within our community as this behavior is not tolerated. The employee that you reference is no longer with our company either.
Criminal activity is taken very seriously at Grace Woods. We have hired a courtesy patrol service for the community, we make it a point to notify our residents of reported criminal activity and we are beginning a Resident Watch program on July 7th.
The construction at our second pool has taken longer than anticipated, however we are on track to open no later than mid-July, just in time for our annual pool party!

We have been here for a year and a half and we have enjoyed being here overall. Location-wise, this place is great! We are three minutes from downtown and everything you could need is just a few blocks away. I do wish that it was gated however, I think that it would cut back on the crime issue. There have been crime problems like some break-ins and theft but the office always informs us immediately and you just have to be smart about it. There is a nice mix of families and college students. Our neighbors have always been nice. Management is friendly and responsive. Rooms and patios are pretty spacious.
